Cottage village "New World" is located 40 kilometers from St. Petersburg near the villages of Repino and Leninskoye. A smooth asphalt road leads to the village, the territory is fenced with a blank fence, over which the roofs of the houses built are visible. The developer of the project is the Osobnyak company, which is one of the business units LSR Group. The company also implements the projects "Pearl of Razliv" in Sestroretsk, "Small Repino" and "Parkway".
The sales department is located right in front of the entrance to cottage village "New World", it is also an administrative building, an entrance and a guard post. All buildings are built in the style of "aristocratic villas". The settlement was commissioned, the total area is 20 hectares, 93 objects were offered for sale, at the time of autumn 2010, 4 land plots and 2 plots with houses remained for sale. The village has electricity, gas, water supply from a well, centralized sewerage. About half of the houses are still under construction, surrounded by scaffolding, occasionally you can see 2-3 workers. The cost of home ownership is from 6,000,000 rubles. Weaving is sold at a price of 248,000 rubles. The village "Novy Mir" is located in close proximity to the villages of Leninskoye (3 km.), Repino (4 km.) and Komarovo (7 km.). This allows you to freely use their developed social infrastructure, shops, cafes, restaurants, pharmacies, etc. Here you can also enjoy your free time in the equestrian club, sports complex, ski resorts.
The life of the villages is similar to the life of people, despite the absolute banality of this phrase, there is not a single fact confirming that this is not so. Like people, settlements are born either by pure chance, by the will of circumstances, or as a result of serious preparatory work. As people they grow, stuffing bumps and gaining experience, as people over the years become understandable to others, sometimes solid, sometimes not very. And as people, some of them, from time to time, decide on actions that break their usual, settled life, breaking the ties that have developed over the years.
The Internet site (http://www.nomir.ru) about a year ago reported that the village was completely built up, and plots with ready-made houses can now only be bought on the secondary market. By all indications, it turned out that the project had moved from the category of new buildings to the camp of solid, well-established cottage settlements with communications, infrastructure and a well-functioning management company.
Yes, not so.
During the sale of the plots, the village grew with two neighbors - KP "Torbeevo" and. These were not outsiders, from no one knows where "come in large numbers" strangers, but relatives, one might say, duplicates cloned from the genome of the base village - small and larger. This couple did not even bother to acquire their own checkpoint, using carefully, in labor and deprivation, the rebuilt checkpoint of the "New World". The checkpoint was followed by the "Novomir" roads, and transformers, and wells. In short, the entire infrastructure of the metropolis. But with cloning, and especially artificial, and in biology, not everything is so simple, and even more so in suburban construction. The residents of the "New World" who happened in the Moscow region, naturally, attributed power outages to the presence of "freeloaders". Decaying roads too. Unless there were no problems with gas, it did not decrease in the pipe. And thanks to Gazprom for the pressure! But something had to be done with the neighbors. For example, impose additional taxes on them. for development, 20-40 thousand.
The text in italics is, in my own words, a retold version of the history of the Novy Mir enterprise, which, in turn, was told to me by a gray-haired, stern-looking gentleman in the small office of the chairman of the board of the village.
And it all happened like this. Having phoned the manager of the Aleksino village, I was late for the meeting. And not for some fifteen minutes, I was thoroughly late - for two and a half hours. But, even having arrived exactly at the time postponed three times, I still did not make it on time, because I was kidnapped - intercepted right at the door to the sales office. A couple of VOHR veterans took me by the arms and took me to a neighboring building, to the office of the chairman of the board of the Novy Mir settlement.
There I was seated at a table and subjected to the most severe verbal pressure. Three middle-aged people - the boss and his two accomplices, taking turns, and at times interrupting each other, tried to convince me that I must definitely find out the complicated history of the long-term relationship between the developer of the Stroyinvest company and the board of the DNP.
To be honest, my head processor is not the fastest, and when megabits of numbers, names and events are trying to drive into it from three external devices at the same time, I freeze a little. That's what happened this time as well. A couple of times I honestly tried to structure information flows. For example, I asked if they were ready to sell me a piece of land in Aleksino? The verbal flow immediately dried up, the veterans exchanged glances with each other, then the boss said that it was none of their business, and they again began to speak in three voices. When I asked what exactly their problem was, my interlocutors soared like turpentine, and in a raised tone they began to repeat, like a mantra, that if I made a purchase and sale transaction, I would have serious problems with connecting communications, getting to the site and, in general, in life.
Sometimes the tone changed, and then calmly, even somehow dreamily, looking kindly into my eyes, one of them said that there would be no problems if I contributed (payed) 20-40 thousand rubles to the "development fund village". I smiled back and again asked for clarification.
The comrades who talked to me and called themselves the "new government" finally decided by the end of the conversation that a complete idiot had fallen into their clutches. And in some ways they were right, because I lost about half an hour to communicate with them. And when, shaking their strong hands and thanking for valuable information, still reached the sales office, there was no one there. The manager left, apparently deciding that the client who called him was a mean telephone bully. Thus ended my first trip to the Aleksino CP.
At home, surfing the Internet, I found out that, in fact, Aleksino is the third phase of the development of the old Novy Mir settlement, which has turned into a separate village purely nominally, but remains with the same developer, with the same communications and the same DNP. And the incident in the office of the chairman of the board is part of the DNP's friction with Stroyinvest in an attempt to manage cash flows.
The site of the Aleksino cottage village (http://www.aleksino.net/) reports that, according to statistics, the most popular land plots in the Moscow region are sections of the Yaroslavl, Dmitrovsky and Shchelkovsky directions. And what if someone is tired of the eternal bustle, gas pollution and noise of the metropolis, dreams of silence and clean air, their own country house not far from the capital, then the land on "Yaroslavka" will be an ideal solution for him. Leaving what has been said on the conscience of the authors, we move on.
KP "Aleksino" is located on the territory of the Vladimir region. Here, 250 economy-class land plots are being sold without a contract. Sales are going well, about 70% sold. Among the remaining free, there are both forest and field plots. The village is divided into two parts, a power line with a sanitary zone due to it acts as a boundary.
Parts of the village to the left and right of the power line differ from each other in quality pavement and conditions for connecting water supply. The roads of the left sector are gravel, the pavement of the right ones is granite chips. In the right sector, water connection is carried out for 60 thousand rubles. from the nearest water well, in the left one - for the same money, but after buying and installing two concrete rings (I have already started mixing the information of the site and the one that I received during my first visit to the village).
The site also writes that there are communications on the territory of the village that pass along the boundaries of the plots, but does not write how much their connection will cost.
I have already written about water above, I will only add that a year-round water main has been laid on the territory of the village, fed from two artesian wells 60 m deep. The water is good, clean, but, like everywhere in the northern suburbs, slightly ferruginous.
Now about electricity. It is distributed in Aleksino at 5 kW per site. You can connect for 140 thousand rubles. plus 35 thousand for installing the meter, total 175 thousand rubles. Why so expensive, God only knows. Personally, the connection at the dacha cost me 31 thousand, and I got not a dull 5, but a blessed 15 kW! Although, experienced summer residents say that if there is gas in the house, 5 kW is enough.
And the village has this valuable asset. You will have to spend 275 thousand rubles to connect it to the site. Another 100 thousand will go to the distribution of the gas network around the house (kitchen, boiler room with a boiler).
There is no central sewer. Each site treats its own drains with a septic tank. Drainage ditches were dug along the roads. There is also a fiber optic cable in the village, through which you can receive both the Internet and a TV signal. A monthly communication service costs about 800 rubles, depending on the tariff.
What else is there? I found, for example, this sentence:
"Simultaneously with the purchase of land, the buyer joins the DNP and pays an entrance fee."
Apparently, here, in a camouflaged form, we are talking about the very amounts that the representatives of the "new government" told me about - 20-40 thousand. What if I don't want to become a member of the DNP? For example, I joined mine for free and, to be honest, I still don’t understand why, because the “non-members” of our DNP pay for security, garbage disposal and road repairs exactly the same money as we who joined. And why then do I need this social life?
In general, the site of the Aleksino village, which does not differ in design perfection and is silent about the nuances of payment, is quite informative, because it honestly tells how much this or that plot costs and what promotions are currently taking place in the village. And that's not what everyone does now.
I called the manager again and was insanely glad that I got the wrong person with whom I negotiated the first time. It would be inconvenient to meet with those whom he had prodynamized on the eve of the holiday.
On the day of my second visit to the village, the weather was no longer pleasing with warmth and sun - it was snowing, the wind was blowing, crowds of summer residents who had left the city the day before were sadly returning to Moscow.
I was driving along the Shchelkovsky highway, although it would be faster to get from Moscow to the village along Yaroslavka. The route is simple. One way or another, you need to reach the A-108 highway, and then roll along it to the exit to Taratino, which is located in the sector between Shelkovsky and Yaroslavl highways. On the Shchelkovo highway it turns out 99 km, on the Yaroslavl - 87. In any case, the path is not close and will take more than an hour. On my day off, it took me more than 1.5 hours to get there. Back, already with a dense stream of returning summer residents, I crawled to the Moscow Ring Road for about 3 hours.
This time there were no adventures. A pleasant-looking lady sat in the sales office, introducing herself as the duty manager. She was not alone; in a small office on the second floor of an administrative wooden building, a married couple had already communicated with her, who had arrived in search of a large near-forest plot. I missed a bit, it was just about the prices for the plots. KP "Aleksino" was divided in such a way that the overwhelming number of sites turned out to be equal in area.
Here, wherever you look, everything is 12 acres. A month ago they were sold for 450 thousand rubles. Now the price has been reduced by 30%, to 315 thousand rubles. for a plot of 12 acres.
Although, of course, there are allotments that deviate from the standard, which turned out to be near the forest and located at the corners of the "quarters". I will give a few examples.

Only data on one particularly remarkable site can be added to this list. Its number is 66, the area is 11.96 acres, and it costs exactly 285 thousand rubles. I then drove past this area. Fertile soil, obtained during the construction of the road, was brought to it. The result was a slide - a good chance to identify the talents of a landscape designer.
This village will have two playgrounds and one sports ground.
Not far from the Novy Mir checkpoint there is a stocked pond where the villagers, as they say, even catch sterlet for free, but small ones.
The closest city to the CP is Sergiev Posad. There are schools, clinics, kindergartens and concert halls.
28 families (including the entire New World) live here permanently, two of them go to work in the capital every working day. You will not envy them, such a mode of life - in traffic jams and on trains - is not for everybody.
Payment for the protection of the village, collection and removal of garbage, cleaning the streets from snow in winter and painting roadsides in summer is charged at 1.35 rubles. With square meter plot without a building, plus 2.5 thousand rubles. when such a structure appears on the site.
The company developer of the village LLC "Stroyservis" offers contracts for the construction of houses from timber, logs and gas silicate blocks. A few months ago, plots with finished cottages. They were sold out.
Now, on one of the sites, the company is building a cottage from a 150 mm beam with an area of 172 sq. m. In the basic configuration - with a metal front door, with draft floors and plastic windows, without stairs to the second floor - it will cost 3.5 million rubles. And in the turnkey version it will cost 4.5 million.
Plots for sale in KP "Aleksino" under a contract of sale. Additional agreement is concluded with DNP "New World" for the connection of communications. Bargaining and installments from the developer for the period of construction and 30% payment of the contract are possible.
After the conversation, we took a ride with the manager of the village. We also looked at forest areas and lands on the slopes of a gentle hill.
They also showed us cottages for sale on the secondary market, several proposals seemed interesting to me.
Returning to the incident with my detention, I inform you that there is no need to worry, it turned out that during my absence, a general meeting was held in the village, at which the new board was reined in and had already abandoned claims for any "gesheft" from buyers. In any case, for the time being.
Already at parting, the manager said that a couple of years ago in the New World the notorious Mr. Mutko wanted to buy land for himself. Came. Watched. Didn't buy it. Maybe it's for the best. And for those who love the north of the Moscow region as much as I love it, it's time to think, especially since the prices are still sparing.
