Download resource estimate for a 6-section townhouse. What is included in the estimate for the repair of a turnkey townhouse? How much does it cost to repair a townhouse from a construction company

Before calculating the cost of finishing a townhouse, you should remember about its features and differences from repairs in typical apartments of multi-storey buildings.

Townhouses are larger than apartments. Does this mean that the cost of repairs will become "unbearable"? Indeed, when recalculating prices for square meters the amount sometimes turns out to be significant, however, large discounts are provided to customers of construction services in bulk, which can be considered the owners of townhouses. Thus, the owners of the premises of the new standard are the winners.

The main items of the estimate for the repair of a townhouse

A townhouse as an object of repair differs from an apartment in high-rise building not only area. In particular, in such housing there are elements and structures that are not found in apartments:

  • attic;
  • staircases leading to the top floor;
  • non-residential premises with special requirements (boiler room, pump room);
  • glazed and open verandas, etc.

Thus, in the list repair work The budget will include the following main items:

  • redevelopment of space;
  • installation of new or finishing existing stairs;
  • decoration of living rooms and non-residential premises.

At the same time, a townhouse differs from a private household, first of all, by the presence of common walls with neighbors, so soundproofing of this wall may be required for maximum comfort.

Design project and decoding of positions

For a competent repair of a townhouse, a design project is needed. Its presence provides a number of advantages:

  • Proper selection of color and interior solutions and their coordination with the Customer. Visualization allows you to see how the premises will look after repair, without trying to understand everything in words.
  • All design ideas are developed with reference to the technical part (technology, necessary materials).
  • An accurate calculation allows you to avoid overspending of materials and the need to look for missing tiles, laminate, etc., identical in color and texture.
  • The choice of the location of light sources and built-in household appliances is accompanied by the development of a scheme electrical network. Similarly, work with other types of utilities is built (hot and cold water pipelines, plumbing and sewerage for bathrooms, showers, bidets, toilets, washing machines and dishwashers).

After the design of the project is developed, the list of works and their scope are more accurately determined:

  • dismantling of partitions, walls and other structures;
  • performance of floor screed, installation of "warm floor";
  • laying floor coverings;
  • wall finishing (puttying, plastering, painting, applying liquid wallpaper or Venetian plaster, installing panels, tiling, etc.);
  • electro installation work(wall chasing, installation of power and ground cables, installation of built-in or suspended light sources on ceilings and walls, installation of switches and sockets);
  • installation of stationary, sliding or folding partitions, door blocks);
  • plumbing work (installation of plumbing, installation of communications, installation of cabinets and boxes masking pipes with revision built-in hatches).

Deciding who is primarily responsible for townhouse renovation when you find problems is your first step to planning necessary work. Most city homes are located in communities with a homeowners association. Chances are you're paying a monthly fee for an HOA and now you're hoping to get some of that investment back. townhouse renovations.

However, it's important to read the fine print in the contract - you may be primarily responsible for repairs to your townhouse roof or facade walls. And you can be held liable if the damage extends to your neighbor's property, i.e. if your neighbor is having problems because you didn't fix a roof leak or a cracked foundation in time.

Difference between townhouse renovation and apartment

Although each HOA agreement is different, the means of monthly payment utilities usually cover most of the upkeep of an apartment. When you buy a townhouse, you are essentially buying a single-family home, minus the surrounding walls and roof, as you now own the piece of land on which your dwelling is located. When you buy an apartment, you only have the interior space, not the building, and not the land.

The condominium and townhouse HOA fee usually pays for the owner's liability insurance, covering everything that a normal homeowner's policy has. The owners of a part of the house provide regular payments to cover the operating costs plus some part for repairs and troubleshooting that affect the general condition of the building. If the roof begins to leak or the thermal insulation, the heating system (and it is often autonomous), repairs are the responsibility of the HOA.

In some HOAs, funds are spent only on maintenance costs. common property, and internal repairs of real estate - your property, you make from your own funds. However, your townhouse's association may cover disaster-related repairs to either the general façade, including the installation of identical windows and front doors. They may also have a portion of the fees set aside in a reserve capital account allocated to general property repairs, such as improving heat resistance, antiseptic treatment, etc.

Read the contract before renovate townhouse

Before buying a townhouse, read the specific terms of the agreement regarding the repair. If the rules of the owners' association provide for general maintenance and upkeep, it will also include capital and partial renovation in the projected budget. There should be a clear schedule for replacing or refurbishing parts of the building and include a specific cost analysis. If an association is only responsible for maintenance and troubleshooting, it may happen that overhaul will have to pay additional fees. It is in your best interest to attend all HOA meetings and understand the scope of the work and services you are paying for in order to avoid financial problems in the future.

If the responsibility for any aspect of a townhouse renovation is not entirely up to you, be sure to accurately manage your own long-term budget when it comes to major interventions. You have the right to fully control the quality of work and the materials used, to express your suggestions on the account of which organization or private contractor to entrust the work.

Recently, quite often we have been working on townhouses, we carry out a full range of repair and finishing works, starting with pouring stairs and ending with glued wallpaper.

Since the list of works and the concept at such facilities are often similar, we prepared standard estimates for Finishing work in townhouses of three types 100 squares, 150 and 180.

All work begins with the pouring of a monolithic staircase, this is where each estimate begins.

The option with a monolithic staircase is the most practical and convenient. Each estimate includes the filling of the stairs from the 1st to the 3rd floor.

After that, work is underway on the rough laying of engineering networks. Water, sewerage, heating, underfloor heating, ventilation, electrics and low current.

Plumbing is calculated for 2 bathrooms, on the 1st and 2nd floors.

Heating includes all turnkey work, from the installation of pumps to the installation of radiators and underfloor heating.

For ventilation, an extractor hood is provided in the kitchen and bathrooms.

After that comes the stage of pouring the screed.

Screed on the ground floor - always with insulation and waterproofing.

At this rough stage of work is considered completed.

Fine work usually begins with laying tiles in the bathrooms and on the 1st floor.

On the ground floor, in most cases, it is optimal to lay tiles over the entire area and lay a water-heated floor under it.

Also included in the estimate is the tiling of the stairs.

The tile is laid without grout at this moment and, if possible, is covered with hardboard so as not to get damaged.

Following this, drywall is mounted and the walls are puttied for finishing. At the finish line - we glue the wallpaper, paint the ceilings, wipe the tiles, install sockets, switches, chandeliers, clean up and hand over the object to the customer.

The cost of the work also includes cleaning of the facility and removal of garbage.

The estimate for the work is indicative and must be adjusted for each object.

For example, if on attic floor if you want just an empty space without partitions, it will cost less than building a bathroom and rooms there.

These estimates reflect only the cost of the work.

The cost of draft materials, namely plaster, sand concrete, putty, pipes, filling the boiler room, electrical and low-voltage cables, sound insulation, etc., usually comes out from 60 to 80 percent of the cost of work. In principle, we do not save on draft materials and purchase only the most reliable and durable materials.

If it is plumbing and heating, then it is a rehau on press fittings, if it is an electrician, then gost cables are required, etc.
