In local estimates for general construction works all data are not given in random order, but are grouped into sections relating to individual elements of buildings, as well as types of construction or installation work.
The order of presentation of types of work always takes into account all the specifics of construction, and its generally accepted scheme in estimates looks something like this:
When it is required to assess not the complete construction, but the current repair work, then it is more expedient to resort to local budget calculation, that is, to be able to adjust the prices for work and materials as the repair progresses.
In this case, the cost of work is calculated in the following price levels:
In both cases, the estimated cost is calculated by a familiar method - to direct costs, which are the sum of wages, material and technical resources, as well as the cost of operating machines, overhead costs and estimated profit are added.
At the same time, the cost of some works, taking into account the factors and conditions complicating their implementation, should be multiplied by the appropriate coefficient.
If the work performed during the repair is similar to the same types of work carried out in the construction of a new building, then their cost is calculated in accordance with the prices from the collections of GESN, FER or TER, but multiplied by a factor of 1.15 to the labor costs and by a factor of 1.25 to temporary standards for the operation of machines. This does not apply to prices from the collections GESN-46, FER-46 and TER-46 - "work on the reconstruction of buildings and structures."
If during the repair during dismantling, materials, equipment or inventory are formed that can be reused, then they are called “returnable materials”, and their cost or “refundable amount” will certainly be included in the cost estimate. Prices for returnable materials are calculated based on current market prices for the sale of this type of product.
This is the most expensive part of the construction, because any estimator knows that the construction of the foundation is from 10 to 30 percent of the estimated cost for the construction of the entire building.
The construction of the foundation is preceded by work on the preparation of the soil - this is sometimes just necessary to do, especially if the site has not been previously cleared. Some prices for preparatory activities can be found in the collections on the improvement of GESNr-68, FERr-68, TERr-68. The section "Preparatory work" for foundations also includes a breakdown of the axes.
This is followed by a section on conducting earthworks. Prices for the development and movement of soil can be found in the collections GESN-01, FER-01, TER-01. If foundation reinforcement is required, then prices are taken from GESNr-51, FERr-51, TERr-51.
Next in the estimate is the installation of the foundation itself. This section includes concrete work and waterproofing of the base. Prices for the installation of concrete and reinforced concrete foundations are in the collections GESN-06, FER-06, TER-06.
Separately, in the estimate, in addition to the cost of materials (sand, reinforcement, materials for formwork and insulation), enter the rental of equipment, in particular, cranes.
After the arrangement of the foundations, a section follows on the construction of the building frame - walls, partitions, beams and ceilings. The device of prefabricated concrete and iron / concrete structures is marked from the collections GESN-07, FER-07 and TER-07.
It is customary to include in this section the brickwork of walls, as well as the installation of brick structures and blocks, if provided. project documentation. The laying of brick structures is considered from GESN-08, FER-08, TER-08, and the prices for the installation of metal structures are in GESN-09, FER-09 and TER-09.
If you want to build a house made of wood, then the construction of a wooden frame can be seen from the collections of wooden structures GESN-10, FER-10 and TER-10.
Roof repairs are required for a number of reasons:
The condition of the roof and the degree of damage is determined by the specialist, he draws up a repair plan or a defective act, and the estimate is calculated taking into account the volume of the defective act.
Roof repair estimates include preparatory work dismantling and dismantling of old roofing, screeds, thermal insulation, drain systems, parapets, etc.
Roof repairs are calculated according to the collections of repair prices GESNr-58, FERr-58, TERr-58, and some work on the arrangement of roof elements can be seen from the collections GESN-12, FER-12 and TER-12.
Read more about roof repair estimates.
For a professional builder, this will not be difficult, because the estimate is made in a fairly understandable way. And for the unprepared reader, there are several main parts of the estimate:
For this purpose, you need to decide on the type and material for the canopy.
The visor consists of the following structures:
Types of work on the repair of visors are divided into:
Prices for these types of work are taken from the relevant collections for welding and installation of metal structures - from GESN-09, FER-09, TER-09, the installation of wooden structures - from GESN-10, FER-10, TER-10, and coloring can be taken from GESNr-62, FERr-62 and TERr-62 for painting work.
This process does not require a highly qualified approach, almost everyone can hang wallpaper, but this does not mean that an estimate is not needed for this.
Wallpapering is one of the works on the final finishing of the room, in order for the wallpaper to lie evenly and beautifully, you need to check the quality of the preliminary plaster, putty and leveling of the walls. You can also stick wallpaper on drywall sheets.
But if you just need to replace old wallpaper with new ones, then the process can be facilitated. All you need is:
When drawing up an estimate for wallpapering, prices for wallpaper work can be taken from the collections GESNr-63-(05-06), FERr-63-(05-06), TERr-63-(05-06).

In different ways, for load-bearing structures we use only M300 and M350. The exact grade depends on the type of structures being poured, for example, for TISE: M300 piles, M350 grillage.
We carry out simplified surveys - this is drilling one well up to 2 meters, soil samples, transillumination of groundwater with a georadar (this is enough for timber and non-heavy structures). If the results of such a study are doubtful, then we do a full-fledged research. If the building is heavy, then initially we do a complete study of the soils on the site to a great depth.
From heavy equipment, it is used: a wheeled hole drill, a trencher, a concrete pump (not always, but the quality of pouring with it will be better), tractors, an excavator.
From light equipment, these are: a hand-held motor drill (sometimes), a vibrorammer, a deep vibrator for concrete and other hand tools
In the presence of complete geological surveys exactly in the building spot of your future home - the warranty period is five years. In their absence, the warranty period is two years; if surveys have not been carried out and are not planned, then we insure ourselves with simplified geology.
From best to worst. The best time is August/September. Still dry and not very hot. Then summer is preferable. It is quite possible to build in May, October, November, but sometimes it is difficult. Construction in winter is permissible (there are even some advantages), but it is better to fill in to -15 degrees. I advise you to avoid the months of spring snowmelt and drying of the soil in every possible way, especially when building non-buried belts.
Here the main factor is the degree of soil heaving. If it is high, then the requirements for the strength and rigidity of the foundation will be stricter. For example, prefabricated block foundations are characterized by too low rigidity. For soils with medium or strong heaving, it is necessary to lay precast-monolithic or monolithic reinforced concrete strip foundations in the form of a single spatial rigid frame. It includes all foundations, even internal ones. Additionally, they make an anti-accumulation pillow. This reduces deformation.
It is made to drain water flowing from the roof, as well as to protect against surface water. The width of the blind area is at least 70 cm. In addition, it must be 20 cm wider than the eaves, otherwise the water flowing from the roof will wash away the soil and stagnate under the house.
If the soils are subsiding, then the width of the blind area should be at least 1 m, and it should be 30 cm wider than the foundation sinuses.
The blind area is made with a slope of 1:5. It should include an underlying layer and a waterproof coating (concrete with a thickness of 8 cm or more). it is necessary to remove the vegetable soil around the foundation to a depth of 10-15 cm and lay a layer of soft clay. It needs to be well sealed.
The very first point is the drawing up of a building project (estimate and order of work). Then the site is marked, the type of soil is determined, the level of groundwater location and the depth of their freezing are measured. If necessary, it is necessary to drain the site, compact the soil, drain melt and rainwater. Only after that, trenches for the foundation are developed.
The cost of our company's services for the reconstruction of buildings for various purposes, as well as for repairs, are approximate. They are for reference only - the exact price is calculated only after we see the object, we can estimate the volume necessary work and their complexity. We also gave you several examples of calculations for various repairs.
Departure (up to 50 km *) and inspection of the object, drawing up an estimate - 1500 rubles.* more than 50 km from the Moscow Ring Road will cost a little more, call for details.
