A new building is being built in the Primorsky district at the intersection of Korolev, Parashutnaya and Shuvalovsky Prospekt streets.

Who is building?

According to the documents, the developer of the project is LLC "Forum", he also owns the ownership of land plot. The exclusive seller and general contractor is CJSC Oikumena. Also, "Oikumena" is a brand under which the company has been building real estate since 1997.

During this time, "Oikumena" implemented various projects in 7 cities of Russia, as well as in Serbia. Despite the wide geography of construction, such large-scale facilities as the residential complex "Graffiti", "Oikumena" have not yet built. This is the first large residential complex of the company, under which additional investments were attracted. In the project declaration, among the founders of the developer are CJSC "Oikumena" (25%) and the company "Findor Finance Limited", the investor of the project (75%).

As for the previous residential complexes of Oikumene, despite the words of the manager at the sales office that the company never had construction delays, and the last object, the Kronstadt Fort residential complex, was commissioned on the same day, the information on the Internet is different. It was in this complex that the postponement of the commissioning date was fixed - by 5 months.

True, this happened not through the fault of Oikumena, but through the fault of Lenenergo, and the developer began to transfer the keys to equity holders immediately after receiving permission for commissioning, so the deadlines were practically not violated.

Having studied the forums, I must say that I came across complaints about the quality of construction in the previous residential complexes of Oikoumene. However, most of the reviews are positive. I came across a lot of messages in the style: “We bought and are satisfied”, “There are disadvantages, but there are more pluses”, “Reliable builder is the main thing”.

I liked the office: a huge sign helps you find the entrance, the room is small, but cozy, with a good repair. At the entrance there is a reception and a waiting area with a layout. Managers consult in one common room, but there is also a separate meeting room.

When I entered, there was no one behind the reception, but soon a girl came out to meet me, asked if I had already talked with one of the managers, and, learning that I hadn’t, offered to talk to her. She maintained a friendly and friendly style of communication, but did not show any initiative. She gave explanations to most of my questions, and advised me to look for answers to other questions in the project declaration.

For example, to the question about construction technology. Having thoroughly studied the project declaration, I realized that the house is monolithic. Partitions and part of the outer walls are made of concrete wall stone "Melikonpolar" PK-160 or SKTs 1R-1pg, the rest of the walls are the same monolithic reinforced concrete. The facades of the buildings will be plastered and painted with facade paints.

As I already said, there are no prices on the Graffiti residential complex website, and I was already prepared for a long “pulling” information from the manager for all types of apartments, but quite unexpectedly, she made me happy by printing out the following price list:

According to reviews of other Oikumena new buildings, prices (along with location) are one of the leading factors that attract buyers to the developer's facilities. With regard to the Graffiti residential complex, this is not entirely true, since the construction of the Kamenka microdistrict from SU-155 (verified by the Mystery Shopper) is underway nearby, where prices are offered more than one and a half times lower.



Comparing prices, it is also worth considering that the Graffiti Residential Complex is rented with a fine finish, although in a rather unusual design: linoleum on the floor in the bathrooms, laminate in other rooms; the walls and ceilings are painted, while no one promises wallpaper for painting. The heated towel rail is not installed, only the socket under it. Counters, heating radiators, sockets and switches, as well as plumbing will be. But what class or what brands - there is no information.

Most of them are in the house 1.1. already sold, especially studios, which, by the way, are the most (10 apartments per floor). However, almost all apartment options are still available on one floor or another. The largest choice now is 2-room apartments, there are as many of them in the house as there are "odnushki" - 5 per floor. There are only two "treshka" on the floor, so far there are also plenty to choose from.

The layouts of the studios are not bad, with good geometry of the rooms. Half of them, in addition to the balcony block, have an additional window, some are the layout of the living area in the form of the letter “G”, so that the kitchen area is located in a separate niche.

In the corridors of apartments, there is rarely a niche for a closet, and sometimes there is not even a single free wall at all. For example, in a 3-room apartment (with an area of ​​​​70.94 sq. M.) From the square hallway, doors open in all directions, and although there is a lot of space (as much as 11.75 sq. M.), It is not clear where to install the closet. But you can organize a dance floor, the place allows. Another version of the "treshka" (with an area of ​​​​70.75 sq. M.) - instead of a square one, there is a long elongated corridor, but there is no niche, so cabinets can only be placed along the walls.

Often in the hallway next to the entrance, where it would be logical to leave a place for a closet, a ventilation shaft is designed. In the "odnushki" tiny combined bathrooms with a footage of 3.32 square meters. m, less than in some studios. However, the combined bathroom in one of the 3-room apartments surprised me the most, which turned out to be even smaller - 2.96 sq. m. By the way, in houses 1.2 and 1.3, the layouts are slightly different, but the pros and cons remain the same. Ceilings everywhere 2.75 meters.

How to buy?

Now about the conditions of purchase. In the residential complex "Graffiti" sales are strictly according to 214-FZ, no preliminary agreements The developer does not offer You can book an apartment for three days so that it is not sold to someone else, but this does not save you from a price increase. square meter.

By the way, prices have been raised three times over the past month, for a total of 1-2 thousand rubles per square meter. This is according to the approximate estimate of the manager. In general, since the start of sales (January 2014), prices have risen quite decently:

But back to the buying algorithm:

Other developers, as a rule, insist on issuing a power of attorney, submit documents without the participation of the shareholder and charge for this service, most often, about 20 thousand rubles, although it happens that the developer does this for free, then it remains only to pay notary services for issuing a power of attorney.

Having decided to buy an apartment on a mortgage, clients independently conduct all relations with the bank. "Oikumena" does not provide services of a mortgage manager. The developer issues only a booking certificate, with which the buyer goes to the bank. This information fixes the price.


The mortgage is provided, according to the manager, by Sberbank and VTB24. The Graffiti Residential Complex website also lists the banks Vozrozhdenie and Uralsib, BFA Bank, Bank Forshtadt, and AK Bars Bank. Moreover, several of the latter appeared there recently, I noted this when I visited the site for the second time. And the fact that the new building was accredited by several more banks, of course, characterizes it positively.

It is possible to buy an apartment in installments until December 2015 at 1.4% monthly payment- a very good suggestion! The minimum down payment in this case is from 30% for two- and three-room apartments and from 50% for odnushki and studios.

In general, the conditions are quite interesting. Of course, it is legally more reliable for the buyer if the money is transferred to a letter of credit and gets to the developer only after the registration of the DDU. On the other hand, I have never heard of real problems with the registration of DDU. About delays - yes, but so that the contract is not registered at all, and it comes to the return of money - never. Therefore, I don't think it's worth worrying about the payment method.

Transport accessibility

I went to the construction site by public transport from the Komendantsky Prospekt metro station. I didn’t have to wait - several buses and minibuses run, it’s not far to go. Having reached the intersection of pr. Koroleva and st. Shavrova, I went out and immediately saw a long blue fence stretching along the street. Queen and perpendicular to it, towards the street. Parachute.

High heaps of earth are piled along the fence, one of which I climbed to look inside. I could not see anything special, except for a working piling machine and the movements of an excavator. In the VKontakte group of equity holders there are photos taken from a great height, which clearly show the structure of the pile field - I could not see them in such detail.

In the future, the Shuvalovsky Prospekt metro station will be opened nearby. According to a long-outdated scheme on the metro website, it was supposed to open by the end of 2015, but then the date was postponed indefinitely. On the website of the LCD "Graffiti" is called 2019, but I could not find confirmation of this information. I remember that in the news I came across information that priorities from this branch were shifted towards the Yakhtennaya metro station and its neighboring stations in connection with the construction of the Lakhta Center.

Social and cultural life

On one side of the residential complex "Graffiti" there are already built new houses, on the other - the old residential areas. Two kindergartens, two schools and clinics (children's and adult) are "at hand". Taking into account the fact that the development plan of the Graffiti Residential Complex includes three more kindergartens for 110, 140 and 50 children, as well as a school for 975 children, it can be expected that residents will not have any problems with children's infrastructure.

You will have to go a little further for groceries than to school and kindergarten - Pyaterochka is 500 meters away, and Magnit is the same distance. The construction market "K-Raut" is less than a kilometer away. But closest to the residential complex are a gas station and a car service. At the intersection of Dolgoozernaya and Parashutnaya streets, it is planned to build a maternity hospital and a hospital.

In terms of infrastructure, the place is very good. Somewhat embarrassing is the close proximity of the landfill, the smells from which the residents of the Yubileiny Kvartal residential complex, located very close by, complain about. This topic is discussed in great detail on the forums: the smell is quite strong (it happens that it is impossible to open the windows), but not constantly, but periodically - depending on the direction of the wind and the time of year.



Personally, this moment would bother me in the first place. The prospects for liquidating the landfill are rather vague, and the construction of a nearby waste incineration plant is also in question, against the construction of which many have signed a petition. Thus, the location of the new building is difficult to assess unambiguously.

But I was frankly pleased with some of the nuances of the improvement of the quarter itself:

painting of some elements of facades and small architectural forms in the yards in the best traditions of urban graffiti art;

· installation of fountains and street sculptures, landscape works on the territory of the quarter;

free Wi-Fi in the yards;

safe yards without through passages, closed to cars;

Yes, and in the house itself there is much to rejoice:

Summing up, I would like to draw attention to the inconsistency of this new building. Residential complex "Graffiti" is housing with a city registration at prices that can only be found in the Leningrad region, but perhaps the cheapest housing in St. Petersburg is being built next door. The developer has been working on the market in several cities for a long time, delivering objects on time or with slight delays, but has never dealt with residential complexes of this magnitude.

The construction site is surrounded by habitable neighborhoods with a well-developed infrastructure, but everything is spoiled by the proximity of the landfill. The studio layouts are good, but the rest of the apartments have tiny bathrooms and non-functional hallways. Fine finishing is included in the price, but in the bathrooms there will be linoleum on the floor, and brands of materials and plumbing are a mystery shrouded in darkness.

A lot of pleasant nuances are discussed, such as rooms for washing shoes and paws of animals, but it is not known what brand windows and elevators will be installed. A good reliable scheme for the sale of housing, but there are few banks that provide mortgages. In general, the project is certainly well thought out and very interesting. In YIT, the conditions are similar, but slightly better: the down payment is from 25%, the cost of the apartment will be basic (without the 13% discount provided for 100% payment or mortgage), that is, the apartment will cost 15% more. The duration of the installment plan for the 1st stage is until April 2017, the second - August 2017.

Finishing

As I already mentioned, it was decided to improve the level of finishing in the Graffiti Residential Complex. Now the bathrooms will be tiled, a bathtub with a screen and other plumbing fixtures will be installed, in the rest of the rooms there will be laminate on the floor, wallpaper for painting on the walls, stretch ceilings, eco-veneer interior doors. Finishing is included in the price and provided for in most apartments, with the exception of one of the sections in building 1.2.

For YIT, finishing is a favorite hobby; you can get a whole booklet on finishing from the sales office. The idea is that the price of the apartment includes preparation for final finishing: floor screed, leveled white walls, prepared for painting or wallpapering, sockets, switches, counters, radiators. Everything else - for an additional fee.

You can put anything on the floor - from linoleum to parquet boards (plus a choice of colors), plumbing brands are also available to choose from from more budgetary to elite, the same goes for tiles in bathrooms (plus a choice of colors). All these options can be combined as you like, no one will limit you, except for the possibilities of your wallet. For example, building 1.3 in the residential complex "Graffiti" resembles a hostel: 14 apartments on the floor - one studio and "odnushki", 3 elevators. Building 1.5 is the exact opposite: there are three apartments per floor (only two- and three-room apartments) and two elevators. The rest of the cases are something in between.

In the residential complex "Novoorlovsky" in 25-storey buildings, 9 apartments per floor and three elevators. But in the 7-storey buildings one elevator is installed, and the different sections are very different: for example, in the 6 front building 1.5.1 there are as many as 11 one-room apartments on the floor, and in the 8 front building 1.5.2 - only two apartments.

The layouts in both residential complexes are very diverse and comfortable for life. But the general trend is this: in "Novoorlovsky" the scope is larger, more spacious corridors, even in one-room apartments.

In the residential complex "Graffiti" the apartments are designed in such a way as to get the maximum usable area, the footage of the corridors is minimal, although there is always space for a closet. The ceilings in the residential complex "Graffiti" are even higher - 2.75 meters, while in "Novoorlovsky" 2.7 meters.

Exclusive residential complex "Novoorlovsky" give, of course, saunas in the apartments. In the 25-storey buildings, all three-room apartments are equipped with them, in the 7-storey buildings, part of the three-room and all four-room apartments. Another thing is that there are no small apartments left in the 25-storey buildings of the Novoorlovsky residential complex, and the 7-storey buildings, although they are rented out six months later, are more expensive. True, this applies to small apartments, more spacious ones cost about the same.

By the way, compared to the last check of the Mystery Shopper in September 2014, prices in the Novoorlovsky Residential Complex have noticeably decreased. Thus, those who are looking for a larger apartment may well choose between the two compared new buildings based on their own preferences - the prices are very similar.

If you need a small-sized apartment, then in the residential complex "Graffiti" it will cost much cheaper. Also, do not forget that in the residential complex "Graffiti" the price includes a complete turnkey finish with all plumbing, and in the residential complex "Novoorlovsky" only preparation for finishing.

How to get there?

The transport accessibility of the Novoorlovsky residential complex for motorists is very good, and soon it will be even better: the exit to the Ring Road and the WHSD is very close, the opening of traffic along the Suzdal highway is just around the corner.

It was going to be completed by June, but did not have time and now they plan to open the road in September 2015. The highway will connect the road to Kamenka with the Vyborgskaya highway, the traffic will be six lanes (3 lanes in both directions).

At the present time, only the exit to the south of the city is a serious problem - through the Ring Road it is far in terms of mileage, and through the city for a long time due to traffic jams. Now the nearest stations "Prospect of Enlightenment" and "Ozerki" are about 4.5-5 kilometers (taking into account traffic along the still unopened Suzdal highway). In a few decades, the Akademgorodok metro station will appear next to the complex, but you probably shouldn’t seriously count on it.

LCD "Graffiti" is being built among the already populated neighborhoods, so the residents of the new building will definitely have no problems getting to the metro. Already, public transport runs along Koroleva Street to all nearby metro stations. The nearest station "Komendantsky Prospekt" is only 2.5 kilometers away, and the station of another branch, Pionerskaya, is 4 kilometers away.

One of the main advantages of the residential complex "Novoorlovsky" is its location both in the city and, at the same time, close to nature, surrounded by lakes, quarries, forests and parks: Suzdal lakes, Orlovsky and Shuvalovsky quarries, Novoorlovsky forest park - all this is a natural wealth surrounds the building on three sides.

And everything would be fine, but only from the west, at a distance of 200 meters from the YIT site, the territory of the Novoorlovskaya SEZ begins - 110 hectares of a new industrial zone, where 34 enterprises will be located. Part of the plants has already been built, and the full completion of construction is scheduled for the third quarter of 2016.

Enterprises in the IT, instrument-making, pharmaceutical industry, biomedical technologies, and energy industries will work there. Closest to the residential complex "Novoorlovsky" is the plant of the Swiss pharmaceutical company "Novartis".

All these enterprises, most likely, will not cause significant harm to the environment, but such a neighborhood is still very upsetting for some potential buyers, and for some it even forces them to reconsider their purchase plans.

Meanwhile, YIT managers present information from a completely different angle: not an industrial zone, but a science city, a “mini-Skolkovo”, in honor of him, the metro station that will appear here will be called “Akademgorodok”. Agree, it sounds much better and not scary at all.
