What did you manage to "catch" on the web

As it turned out, I’m not the only one interested in Sofia: I found several forums, the participants of which have already purchased housing in the complex and are now watching the construction progress with interest (the end of the entire project is scheduled for 2018). The vast majority of those discussing are optimists who are incredibly happy with the purchase and are looking forward to the moment of moving in. Single inclusions of negativity are associated with the peculiarities of the layout of a number of apartments, for example, with the presence of a ventilation duct in the kitchen, which cannot be demolished, with the traditional problems of car owners (traffic jams and lack of sufficient parking spaces on the territory of the residential complex) and with a high building density (“you can clearly see what the neighbors are doing from the house opposite”). In a word, not quite perfect, but not deadly either: everything is in order with 214-FZ, construction is proceeding at an impressive pace, the walls are not collapsing.

As for the official website of the developer, the information presented there, of course, is replete with traditional advertising theses. The company "LSR. Real Estate - North-West" (ex-LLC "GDSK") needs no introduction: almost a decade and a half on the market, more than 70 successfully completed projects, high places in the ranking of the most reliable developers in the country, several honorary awards, participation in charitable projects, for example, for WWII veterans. I want to believe this - including everything that is written on the site, according to which there are several reasons to buy a home in Sofia:

  • the most modern building construction technology, which allows not only to provide residents with noise and heat insulation and a comfortable microclimate in apartments, but also to optimize the cost of building a house (which has a positive effect on the cost for buyers) square meters);
  • fine finishing of each apartment (you can start a full life immediately after receiving the long-awaited keys);
  • developed internal infrastructure of the complex (the list of what the developer planned to implement as part of the project is more than impressive);
  • the prospects of the area (even since the construction of the "Mezhdunarodnaya" it has come to life - and continues to develop).

Judging by the price list presented on the same website, you can buy an apartment in Sofia in the houses of one of only three stages (everything else from the list allowed for sale has already been sorted out, which is no surprise to anyone today). By the way, the prices are "frozen" until December 31 - you can have time to make an investment. And the order of these prices is as follows (subject to 100% payment at a time):

As you can see, the choice, of course, is great, but it is decreasing day by day: the demand is very high, which, by the way, can be an excellent indirect confirmation of both the reliability of the developer and the success of the project. You can’t call low prices, however, for a comfort class in a good area in all respects - within reason.

In general, no large-scale pitfalls could be found on the Internet. Perhaps reconnaissance on the ground will be more effective?

From north to south and back, or Investigation at the facility and more

The developer has several offices - in different parts of the city. In any case, managers can show on paper the layouts of the complex of interest and answer the questions that have arisen. I chose the office located on Akademicheskaya.

I can’t say that they greeted me with bread and salt: it’s immediately clear that the developer has more than enough clients, and therefore one more or less does not matter. And from the threshold they were taken aback by the following information: there are no tours on the territory of Sofia - you can only visit the showroom in order to get a rough idea of ​​​​what awaits the buyer. However, it is currently closed.

I was upset, but they offered me an alternative. The fact is that “LSR. Real Estate” in all its projects uses approximately the same finish. Accordingly, I can evaluate it in another residential complex () in the same place, in the north, and this, according to the developer's intention, should be enough to make a purchase decision.

I will not give qualitative assessments of the situation: I do not know the reasons for such behavior, and besides, suddenly there are really good reasons for closing the "Sofia" showroom and it will be opened any day. In general, I agreed to inspect the "three rubles" in "Kalina". Since there was no ventilation box in Kalina, which made a lot of noise on the Internet, I asked the manager why it was so bad. It turned out that not every apartment has this box, but those who are against housing with such a “device” will have to choose “checkers or go” - either breathe clean air or not breathe. In addition, on the same forum of "sophists" you can find a lot of interesting design solutions for "fitting" the structure into the interior and turning it from an unnecessary "accessory" into a useful one. In general, the choice of layouts is extensive - and quite good: the living quarters in most apartments are spacious, the apartments themselves are of a standard rectangular shape no fancy geometry. I also liked the finish, although, of course, I would like to see it in the residential complex under study, and not in Kalina. It does not give away the bureaucracy, the color schemes are competent, the promised European quality in the showroom cannot be appreciated, but in appearance everything is more than decent. Indeed, you can move in and live without changing anything in particular.

BUT distinctive features there are two Sophias: an increased ceiling height (2.74 m) and a horizontal distribution of heating pipes. Simply put, they are not visible, as they are "hidden" in the floor. Here, my opinions with the developer, who presents this circumstance as an advantage, diverged sharply. Imagine a 25-story building (this is exactly what the houses of the complex are like). If the heater is supplied to the first floors under relatively low pressure, then on the highest floors it reaches an impressive amount of atmospheres: gravity, nothing can be done. Now imagine what happens if this pipe bursts - on the 25th floor (remember that the floor is covered with linoleum). In general, either I don’t understand something, or the first action after receiving the keys is not to let the cat into the apartment, but to walk (preferably by running) in insurance company. However, I was informed that absolutely nothing would ever happen to the pipes. Do we believe?

At the end of the tour of the showroom, I was told about the special technology of LSR. Real Estate”, which allows to save heat and provide a comfortable microclimate. It turns out that energy-saving concrete panels are the know-how of the developer, who produces them at his own factory using German equipment with an unpronounceable name. Since earlier LSR successfully implemented more than a dozen projects, I think he knows what he is talking about.

Well, it's time to see with your own eyes one of the key advantages of "Sofia" - the area in which the complex is located.

From the metro station "Mezhdunarodnaya" I managed to get to the place by tram in 10 minutes. I waited for transport from the strength of a minute: the movement is incessant. But when another station (“Prospect of Glory”) is built approximately in three years, the metro will be within walking distance from the complex (four minutes of unhurried walking). By the way, as I was told earlier in the office, apart from the construction of the subway, there will be no more projects here: there is a park nearby, so there is simply nowhere to build - at least something larger than a small shopping center.

Sophia itself is visible from afar - even from the tram window. The complex is located, as you can easily see, at a small distance from the road, which is a definite plus: less noise, dust, emissions:

Many facts could be given why today we are going to buy an apartment in. The object is worthy, interesting, but it has one feature that predetermined our choice right away. The fact is that today it is the only major project in the Frunzensky district, being built in several stages, and offering a large selection of affordable apartments. There is also a Time residential complex, only it is located on the other side, near the Obvodny Canal. It is far from these places, and the class of housing is completely different, so we had no choice but to stay at Sofia. In fact, everything is not so sad, there are many new buildings nearby in the Nevsky and Moscow districts, but it is only here that you can buy an apartment specifically on this site. And what this deal will turn out to be - a joyful acquisition or a forced measure, since there is nothing more to choose from, and we will find out today.


About the project

Residential complex "Sofia" is 23 skyscrapers located in an oasis in the middle of the desert. This, of course, figuratively, but not far from the truth. LSR.Real estate has found a very interesting and unexpected place. Previously, their own brick factory was located here, but it was transferred to another place, and the site was freed for development and this is a real piece of paradise, inside a sleeping area. If you drive from the side of Dimitrova Street, it seems that the houses are on an island surrounded by lakes. In fact, of course, this is not so, and there is a land border with the complex. However, it is still isolated from big city”, they are separated by the Internationalist Park, where, by the way, there are also ponds. There is also a church of St. George the Victorious and a monument to the soldiers who died in Afghanistan, in general - the atmosphere is very intimate and cozy. If you are not familiar with this area, then on the maps you need to find a site located inside the Southern Highway, Dimitrova Street, Bukharestskaya and Sofiyskaya.


The project implementation period is scheduled for 2014-2018. The first buildings will begin to be put into operation at the end of this year. And then, with a difference of about two blocks, they will complete the construction of the next stages. Today we are interested in buildings that will be put into operation at the beginning and end of 2016, these are houses 13, 14, 15 and 16. All the apartments in the earlier phases have already been sold, while in the later phases they have not yet gone on sale. Further, the facade is insulated with heat-insulating material, and several layers of base and decorative plaster are applied to it. According to the developer, the apartments are warm, quiet and safe for health.


Good air exchange removes vapors from the premises and prevents the development of mold. Modern panels are devoid of other problems that are well known to the residents of Khrushchev - this is the same type of layout and low ceilings. These slabs have a wide range of sizes, so that architects can realize almost any of their ideas, and the ceiling height will be 2.7 m. Offhand, there is only one drawback - it is impossible to make redevelopment in such apartments. I would like to learn about the other disadvantages from people who already live in such houses, and here is what they write:

And since the finish is discussed more often, then we'll talk about it. It includes: light pastel wallpaper in the rooms, linoleum on the floor, tiles in the bathrooms, a metal entrance door, interior veneered doors, double-glazed windows, glazing of the loggia, a complete set of plumbing equipment, radiators, electrical wiring, meters, telephone connection points, TV and internet. And yet, the apartments have a horizontal wiring of the heating system, and the floors will always be warm.


Indeed, a lot of reviews are devoted to finishing, but you can summarize them all with this review:

“Wallpaper, by the way, is not 10 rubles already, it’s quite good vinyl - in the rooms, in the kitchen, washable. Here is linoleum - yes, thin. There are no complaints about plumbing either - not Jacob De La Fon, but it works and copes with its functions quite well ”

In general, if you don’t have too big illusions on this score, then you won’t have to be nervous later.




It is better to turn your attention in another direction, to what will definitely become a problem - the lack of your own social infrastructure. The developer undertakes only to improve the territory, plant flowers, lay out playgrounds and recreation areas, but there is not a word about a kindergarten or a school. Of course, like any old district, Frunzensky is provided with everything, but it is hardly designed for such a serious influx of people, besides, we are, as you remember, in a “paradise oasis”, and in this territory only birds sing and water sparkles. It will be necessary to "go out into the city", and if the nearest Kindergarten there is not enough space, then others are already far enough away.


It’s easier with commerce and services, the first floors of some buildings will be rented out, but what about everything else ... here, surprisingly, even the parking issue will be easier to solve. The developer has provided various options, there will be underground parking, above-ground parking, and guest places near the house. In addition, all yards will be open.

About layouts

This is one of the most interesting topics in panel house, and although they destroy the "Khrushchev" stereotypes, they still remain quite monotonous. They are good, especially for panel house, but some are all ... the same. As if the room is only added and that's it. Oddly enough, but most of all I liked the smallest one-room apartment, it doesn’t even have a balcony, but every square meter is used wisely. And the kitchen is large, and the living room, and the corridor, and the bathroom.

In other one-room apartments, where there is a balcony, the front door is inconveniently located, and it turns out that 5 squares are cut off from the living room. With a modest footage, this big difference, 18 meters living room, or 13.

In two-, three- and four-room apartments, this is not so noticeable, everything increases proportionally and harmoniously. In my opinion, but not everyone thinks so, on the forums I met a lot of such opinions:

“I really like the place, the company is reliable, but the layouts are miserable, what are rooms of 15, 13 meters in 2 square meters?), And it’s very expensive, a kopeck piece at the pit stage of 55 m for 5 million and more is an almost finished renovated apartment »

It is difficult to argue on this topic, as the saying goes "for taste and color ...", but given that it is almost impossible to redevelop in a panel house, I would like to have at least a choice.

The elevators, by the way, are indeed Shcherbinsky, but if you put all the opinions together, then the general review would be something like this - over the long years of LSR's work. Real estate has established itself as a reliable developer that builds quality houses and delivers them on time. Getting out into the lead, she did a lot, however, having reached the goal, the company began to rest on its laurels, and recently only prices have been growing, while the quality remains at the same level.

About personal impressions

Finding a residential complex "Sofia" was not difficult. The towers towering in the wasteland could be seen from afar.


The problem was finding a way to them. The section of the Southern Highway, from Sofiyskaya to Bukharestskaya, is closed due to the construction of the Prospekt Slavy metro station. I had to look for a detour, and it turned out to be quite far. You can enter only from the other side of the Bucharest street, but even there only a narrow path is left. Obviously, when the first residents move in in the spring, giant traffic jams will accumulate here. One can only hope that the site will be opened earlier than the metro itself, which is scheduled for 2017. Now, to the nearest station "Mezhdunarodnaya", the road takes about 15 minutes.



But, thanks to this forced detour, I was able to see "Sofia" in all its glory. Still, it is not for nothing that the slogan of the project sounds like “a city in nature”. I liked the place live even more than according to the description, although more often it is the other way around. True, on the forums they say that these are not ponds, but quarries, and in good weather, local residents from all over the area gather here. As a result - noisy, dirty, crowded:

“Was around Sofia on Sunday. I hope a full house only on the bright holiday of Easter. My "counter" broke down to count a handful of kebabs. I think there were about a hundred of them, at least. And if in the park of internationalists there was just horror, then on the lakes there was horror-horror”

About prices, conditions and answers to all other questions

There is a consultation center at the facility, the appointment turned out to be by appointment, but during the break the manager received me, answered all questions and even showed me the showroom.

The first thing we started the conversation with is the prices for apartments. It turned out that this information can be quickly tracked on the site, it is always up-to-date there. The site, by the way, is generally a good helper, you can find answers to most questions, but let's get back to the cost of apartments.

The price depends on the date of delivery, and on the floor, and on the area, something else is interesting - LSR. Real estate offers a very simple and transparent installment plan. With it, the cost per meter just becomes more. This will be clearer with an example. Let's say you have a million as a down payment, for this amount you buy 10 square meters at 99 thousand rubles, and you will buy the rest at 115 thousand per meter. The rise in price is about 15%, which is a lot, but it is as transparent as possible. The minimum installment is 10%, payment is made monthly or quarterly, and must be completed 3 months before the house is put into operation. Unfortunately, this does not guarantee that you will be settled after 3 months. According to the manager, the announced term is not the term for handing over the keys. According to the law, the developer can eliminate defects for another 9 months. Fortunately, our company does not abuse this and usually starts a phased settlement from 4 months.

I want to talk about the options for buying, because you can also take a loan. "Sofia" accredited a large number of banks, among them: Sberbank, VTB24, St. Petersburg, Raiffeisen. A complete list is clearly presented on the developer's website. In this case, the price will also be minimal. Like many developers, LSR Real Estate accepts money before the registered contract is returned from the Federal Registration Service. This happens on completely legal grounds, but the fact remains. The sequence of the transaction is as follows - you choose an apartment, book it for free for 3 days, after this period you sign an agreement and deposit money for a letter of credit. The developer refers the documents and receives a receipt, after 5 days, the letter of credit is opened, and the money goes to the developer. The contract is returned in 2-3 months, signed by the same date. There is no mysticism in this, it is within 5 working days that the FRS must respond to a request. However, in life everything is longer and more boring, but the developers cannot wait and have come up with such a way out of the situation.

But LSR.Real Estate concludes a contract in its “official” name, and its template can be viewed on the website, however, like many other documents that may come in handy. Unfortunately, almost no one does this, although it would seem that there is absolutely nothing to hide here. Apparently they really have nothing, the contract was drawn up in accordance with 214-FZ, and I did not find any pitfalls in it. By the way, in case of termination of obligations, the money will be returned to you in full. Communal payments You will also have to pay only after the act of acceptance and transfer. And the developer also owns the land - sheer joy.

The second serious issue that has been long overdue for me is the lack of my own infrastructure. The manager replied that someday there will be both a school and a kindergarten. There are no exact dates yet, because the city will be involved in the construction, and the task of the developer was only to provide a place. On the forums, those who are well acquainted with the social problems of the area are very indignant and say that there are only 2 hospitals nearby, where they can’t even sign up for tests or appointments, because residents of several new buildings have been attached to it. On this score, the developer has some, but no way out. The first floor of one of the buildings is being prepared for a paid medical center. In general, the manager assured me that there is everything in the district and there is enough for everyone. Let's hope.

Another scourge of all new buildings is parking. I have already said that the developer has thoroughly approached this issue and there will be several options at once, but I was interested in “passwords, appearances, addresses” - how many free places are provided, how much will surface and underground parking lots cost when all this appears. It turned out that there is no clarity with this yet. There will be many guest places, but how many is not known exactly. Ground will be built later and depending on demand, and from what you definitely have and even you can buy - parking in the first place. The issue price is 800-900 thousand rubles. As for the traffic situation in general, the manager said that there are traffic jams. Especially in the direction of the Krasnogvardeisky district, apparently towards the embankment. In the direction of Moskovsky Prospekt, traffic is moving faster.

"Sofia" is difficult to compare with something, even those closest to it residential complexes are far away and have their own peculiarities of location, and yet, we will do this to present the big picture.

LCD "Brigantina"- these are two towers, from 16 to 22 floors, located at the intersection of Turku and Bucharestskaya streets. It is very, very close to us, which is unique in its way, since there are very few new buildings here. That is why the house was included in our comparison table, although it has already been built, commissioned and is now being occupied. It is surprising that at the same time, apartments here cost the same as in our Sofia in 2016. It is doubly surprising that at the same time they are also available, and there are many options, from one to four rooms. In our complex, everything is sold out long in advance. Meanwhile, "Brigantine" is much closer to the metro, and is built using brick-monolithic technology. The developer is not building any social infrastructure, but ours is only designing a place for it. In general, at first glance, the reasons for such a different attitude towards the two complexes in the neighborhood are not entirely clear, although Brigantina has all the trump cards in its hands.

LCD "Sirius" is already in the Moskovsky district, not far from the Zvezdnaya metro station. It is relatively close, but from a transport point of view, the situation is changing dramatically. The embankment is far from here, it will be more convenient to get through the Pulkovskoye highway. There is very little information about the complex itself. It is only clear that the project will be small, only two buildings, and quite simple. Modernity and "intricacy" will be given to it by a large area of ​​facade glazing and several color accents. The company has only recently begun to implement this project, so there are still many apartments, from studios to three-room apartments. The main thing is that the house is handed over on time, this developer has delays.

LCD "Star"- This is a 25-storey, brick-monolithic building at the intersection of Cosmonauts Avenue and Ordzhonikidze Street. They promise to hand it over at the beginning of 2015, but the L1 company is notorious for its long-term construction. But the company offers interesting planning solutions where the dining area is combined with the living room, and the rooms can be planned independently. The developer also promises business class options in the economy. Apparently this is meant by the author's design of the halls, heated parking and video surveillance. Well, in general, the developer always pleases with prices. True, is the game worth the candle if you have to wait for an apartment for 5-6 years, but this is everyone's personal choice.

LCD "Zvezda"- a small, brick-monolithic house on the Moscow highway, with a total of 315 apartments. There is practically no information about it on the website, but you can look at the appearance of the building and prices, find out that the floors will be from 19 to 21, and parking is being designed for cars. Information appears on other sites that the deadlines were postponed, and they were originally announced for the 3rd quarter of 2014. It is also indicated that the apartments are rented without finishing and glazing, and the house itself claims to be a comfort class. But the areas of apartments are quite diverse, from studios of 24 squares, to four-room apartments of 109 meters.

Residential complex "Viva"- also a new building in the Moscow region and is being built, by the way, by our developer. The houses are located at the intersection of Dunaysky Prospekt and Moskovsky Highway, within walking distance from the Zvezdnaya metro station. As far as you can judge from the pictures on the site, the project has 10 buildings. The height varies from 18 to 25 floors. Implementation period 4th quarter 2014 - 2nd quarter 2015 There is also a park nearby. Otherwise, in terms of construction technology, decoration, landscaping, the complexes are similar. Only the scale is smaller.

Residential complex "Sofia" refutes the saying that "one man is not a warrior." The only new building in the south of the Frunzensky district will be able to provide decent housing for everyone. And judging by the pace of sales, there are a lot of them. And the point here is hardly that there is no choice, now it doesn’t work anymore, rather the developer inspires confidence, the prices are satisfactory, and the quality is found to be appropriate. Concerns are raised only by the vague terms for the construction of social infrastructure for these houses, and the road to the house in the first few years. However, this is a matter of time, and if today it is not so important, then I would like to recommend an apartment in Sofia.
